Who will manage my transaction?

Gorvins Solicitors’ conveyancing team is led by Claire Beaumont, a Partner and Solicitor of 25 years’ standing, who along with Solicitor Majida Bashir and Paralegal Danielle Hewitt will carry out all work required for your transaction.

How much does conveyancing cost?

As no two properties are the same, our fees will reflect the particular requirements of your sale or purchase. For example, dealing with a listed building may, because of the added complexities, cost more than dealing with a new freehold property. We will be happy to provide you with a full estimate of the cost when we have details of your intended transaction.

These prices are based on a freehold property price of £300,000 and are correct at 1st March 2023. Additional fees may be incurred for additional services and will be discussed and charged on a case-by-case basis.

Purchase
£1050 plus VAT

Sale
£950 plus VAT

Re-mortgage
£750 plus VAT

(Currently VAT is charged at 20%)

Disbursements

In addition to our legal fees, disbursements will usually be incurred as part of the conveyancing process. Disbursements are fees paid to cover the cost of services or documents provided by third parties, such as Land Registry and Local Authority searches, identity and bankruptcy checks, and obtaining title deeds and other documents from the Land Registry.

Usual disbursements for each type of transaction are:

Purchase (property value between £200,001 to £300,000)
Disbursement costs can range from around £200 to £350.

  • Land Registration Fee – Varies from £150 to £330 depending on property price. (no VAT)
  • Land Registry Searches – £3.60 (inc VAT)
  • Bankruptcy search – £2.00 per person (Inc VAT)
  • Electronic Identity verification – £13.50 per person (Inc VAT)

Additional costs for Local Authority, environmental and drainage searches can vary from around £250 to £350.

Where VAT is payable on charges and disbursements we have included it at the current rate of 20%.

Sale  (any sale price)
Disbursements will normally cost £26.40 for freehold sales and £33.30 for leasehold sales. This includes  Official Copy documents from the Land Registry and electronic identity verification, both inclusive of VAT at the current rate of 20%.

None of the costs detailed above includes:

  • Stamp Duty Land Tax (SDLT);
  • Land Transaction Tax (LTT) for Welsh properties; or
  • Land Registry fees for first registration,

all of which will vary depending on the price of the property.

We will let you know immediately if your transaction raises unexpected complications and will discuss the potential consequences and costs with you before any extra charges are incurred.
